Prior to any showings or Open Houses of your property, it is necessary to have your home show to its very best advantage. It is necessary to “stage” your apartment. Staging the property can often result in a dramatic increase in price and/or result in selling the property in much less time. Many aesthetic changes can be made with minimal time and expense. We are happy to provide you with customized suggestions or/and professional staging.
Among many suggestions, would be:
| • |
Wash windows/floors/carpets |
| • |
Polish wooden furniture |
| • |
Freshen all fabrics/upholstery |
| • |
Empty overflow in each closet |
| • |
Make sure doorknobs and locks are properly functioning |
| • |
Repaint any peeling paint if possible |
| • |
Repair leaking faucets, running toilet and appliances |
| • |
Enhance the natural disposition of your property. For instance, rather than trying to make a Pre-War apartment appear “modernized”, illuminate its intrinsic architecture and intended design scheme |
| • |
On the day of the showing, make sure your apartment is at its best:
- Clean and clear countertops, put dishes away
- Make beds and put all clothes away
- Put away or store away bikes, exercise equipment, children's toys, overflowing books, magazines, newspapers and any other clutter
- Keep pets out of the way and pet areas clean and odor-free
- Play soft music
- Open drapes and turn on all lights
- Place fresh flowers on countertop or table
|
| • |
Take appropriate precaution with your valuables; Secure jewelry, cash, prescription medication, etc. |
| • |
Finally, keep in mind that buyers usually feel more comfortable if owners are not present at the time of showing. |
